Steps to financing for a house in France

Sign a Preliminary Contract

As a proof of your intention to buy a property in France, you will be required to provide a deposit, usually equal to 10% of the purchase price, when you sign the preliminary contract. For existing properties, this contract takes the form of an “agreement for sale or purchase” or “compromis de vente”. For a construction or a property “off plan”, you will be asked to sign a “reservation contract” or “contrat de reservation”.
Once it is signed, you have 7 days (withdrawal period) to change your mind and stop the purchase, and be reimbursed of your deposit. Get advice to use the right process.

 

Apply for a mortgage

Wait until the end of the 10 day Cooling-off Period

Once your application for a mortgage has been approved, GE Money Bank will issue you with a loan offer. Upon receipt of this loan offer, you have a 10 day cooling-off period before accepting and signing it in order to comply with the French Consumer Act. However, the offer must be accepted within 30 days after the date of issue, otherwise it will be no longer valid.

Open a bank account in France

You will have to open a bank account in France if you do not already have one. Your mortgage instalments will be directly debited from this bank. GE Money Bank can also provide a fast and low-cost transfer service and a currency risk coverage offer through its partner, Moneycorp.

Sign the Deed of Sale

In France, all conveyancing business is handled by the notary who will ensure that all the necessary legal requirements are completed. He will also make sure that the mortgage has been granted and accepted according to French law.
